Excelsior Centre-Courtice
Located on the Southeast corner of Townline Road & Bloor Street in Courtice (Clarington), Ontario. The site is under construction to be completed in early 2021, co-anchored by Shell Gas Station, Drive Through Tim Horton, and a 24,000 sq. ft. of retail & office pad. The Town of Courtice is located at the east end of Oshawa, Ontario on the main route to Hwy 401 interchange at Harmony Road. There are around 14,844 households & 39,241 population in a 3km radius with an average household income of $109,005. The population of Clarington is fast approaching 100,000 and expected to increase by more than 45% by the year 2031. Clarington has a successful blend of urban and rural living providing a diverse business community and unparalleled quality of life. Clarington is the home to Ontario Power Generation’s Darlington Nuclear station providing approximately 20% of Ontario’s current electricity demand. The municipality is also proud to have over 400 working and interactive farms, a blend of vibrant historic downtown cores, a strong manufacturing base, and excellence in the energy sector.
With easy access to Highway 401, Highway 35/115, and the current extension of Highway 407, Clarington is well connected to both the Greater Toronto Area and eastern Ontario.
Lately, Metrolinx Board of Directors endorsed the updated business case for the GO Train extension, choosing Option 2, the route north of Highway 401. Clarington will see two-way, all-day train service with two new stations in Courtice and Bowmanville.
Several Factors contributing to additional housing growth in Clarington including:
- Highway 407 extension and the construction of Highway 418, linking the 407 to Highway 401
- A $14.0bn investment in Clarington on Refurbishment of the reactors at the Darlington Nuclear Generating Station; and the recent announcement of the OPG offices moving to Clarington
- The GO Transit Lakeshore East line extension to Bowmanville
- The Toyota Eastern Parts Distribution Plant
